All property details, pricing, and availability may change without notice. Online communications are invitations to negotiate, not binding offers. A transaction is only final when both parties sign written purchase agreements and conditions are satisfied.

4) User Responsibilities

You agree not to: (a) violate laws or third-party rights; (b) upload false, misleading, or unlawful content; (c) attempt to compromise Site security; (d) scrape or reverse-engineer the Site without permission.

5) Accounts & Communications

If you create an account or submit forms, you’ll provide accurate information and keep it updated. By submitting your phone/email, you consent to communications consistent with our Privacy Policy and the SMS terms below.

6) Intellectual Property

All content, trademarks, logos, and designs on the Site are our property or used with permission. You may not copy, modify, distribute, or create derivative works without our written consent.

7) Third-Party Services

We may use third-party tools (e.g., payment processors, CRMs). Their terms and privacy policies govern your use of their services.

By opting in on our forms or by texting us first, you agree to receive SMS/MMS from us. You can cancel the SMS service at any time. Simply text "STOP" to the shortcode. Upon sending "STOP," we will confirm your unsubscribe status via SMS. Following this confirmation, you will no longer receive SMS messages from us. To rejoin, sign up as you did initially, and we will resume sending SMS messages to you.

12) Payments & Refunds (if applicable)

Deposits, reservation fees, and purchases are governed by the specific, signed purchase agreement for each property. Refunds, if any, are handled per that agreement.

13) Governing Law; Dispute Resolution

These Terms are governed by the laws applicable in the location of the Company’s principal place of business, without regard to conflicts of laws principles.

Arbitration (individual): Any dispute arising out of or relating to these Terms or the Site will be resolved by binding arbitration in a mutually agreed location, administered by the American Arbitration Association (AAA) under its Commercial Rules. You waive the right to participate in class actions and agree to bring claims only in your individual capacity. Either party may seek injunctive relief for intellectual property misuse in court, and either party may bring qualifying claims in small-claims court.

14) Changes

We may modify these Terms at any time by posting an updated version with a new Effective Date. Continued use indicates acceptance.
